{Door balance and auto-reverse function get tested on every visit, not just new installs.|An opener working against an unbalanced door burns out years faster.|Sensor function gets verified as standard practice, every Bloomfield Hills, MI call.}
We recommend an interval based on your door's actual usage, not a generic schedule.
Rollers, hinges, tracks, and springs get inspected and properly lubricated — lubrication schedules vary by Bloomfield Hills, MI climate, with humid conditions needing more frequent attention.
We test door balance with the opener disconnected — tension gets adjusted as part of routine maintenance rather than waiting for full failure.
We verify auto-reverse function and force settings meet safety standards — sensor alignment gets corrected if it's drifted, even slightly.
We check for track misalignment and roller wear before either causes an incident — this is often the single most valuable check in a routine visit.
Bottom seals and side weatherstripping get checked for cracking or gaps — we check seal condition against both door bottom and side tracks.
